Loan Against Property Guidance

Unlock a funding option. Understand the security.

An eligible residential or commercial property may support a personal or business funding requirement. The decision should account for both repayment capacity and the consequences of using the asset as security.

An enquiry is not a loan application approval. Availability, pricing and final terms are determined by the lender.

Ownership alone does not determine eligibility

The lender must accept the property type, location, occupancy and title. It also reviews the proposed use of funds and your ability to repay. Co-owners may need to participate. An expected selling price is not the same as the lender’s valuation or available loan amount.

Purposes to discuss

  • Business requirements
  • Education expenses
  • Major personal needs
  • Other lender-permitted purposes

Permitted use of funds depends on the chosen product.

What to understand

Understand the commitment behind the collateral.

01

Property eligibility and ownership

Residential or commercial property may be considered, depending on lender policy, use, location and title. Co-owned or rented property can involve additional checks. Confirm which owners must participate and what permissions are required.

02

Valuation is not the borrowing amount

The lender’s assessed value may differ from your expected sale price. The permitted loan is only a portion of an accepted value and is also limited by repayment capacity and policy. No universal funding percentage applies to every enquiry.

03

Security creates a real risk

The property supports the repayment obligation. Failure to meet the agreement can put the asset at risk. Compare the need for funds with the commitment involved and understand default, enforcement, prepayment and document-release terms before signing.

Prepare with purpose

Bring the title and income story together

Use this as a starting checklist. The chosen lender will confirm the records, format and period it needs for your case.

Use the website form for an initial enquiry. Do not include account passwords, PINs or sensitive identity numbers in the message.

Read the documents guide
  • Applicant identity/address evidence
  • Income, tax and banking records
  • The property’s title chain and ownership documents
  • Approved plans and relevant property permissions
  • Co-owner information and consent where required
  • Details of any existing mortgage or charge on the property
From planning to review

Your loan against property preparation path.

  1. Confirm the purpose

Explain the requirement and proposed security.

  2. Prepare ownership records

Check the title chain and co-owner participation.

  3. Complete valuation and income checks

An asset value does not replace repayment capacity.

  4. Review the secured agreement

Understand obligations and the risk to the property.

Repayment planning

Plan repayment before committing the property

Use the EMI calculator to test the repayment amount against your regular surplus. Include valuation, legal review and other applicable charges in the cost comparison. A lower EMI does not remove the risk to the secured property.

Questions, answered

Loan Against Property questions

Can residential and commercial properties be considered?

Potentially, but accepted categories, locations, occupancy and title conditions differ by lender. A property’s existence or marketability does not guarantee acceptance.

Can I borrow the full market value?

Do not assume so. Lenders use their own valuation and funding limits alongside income assessment. The approved amount may be substantially below an expected sale price.

Can co-owned property be used?

The lender may require participation, consent and records from all relevant owners. Confirm the ownership structure and lender requirements before proceeding.

What happens if repayments are missed?

Missed repayments may lead to charges, credit consequences and action under the secured agreement. The property can be at risk. Review the lender’s default terms and contact it promptly if repayment difficulties arise.
